This project saw the substantial upgrading and addition to an existing goods logistics and magazine distribution centre. T&Z were engaged by the building owner to help retain an existing tenant who had outgrown the existing facilities. Through an analysis of the existing occupation T&Z were able to resolve some internal planning and processing issues allowing the existing tenant to more efficiently occupy the building.
As part of the works we were also asked to modernise the external appearance of the building. Rather than being a purely aesthetic exercise we demonstrated that if managed correctly these works could also be used to greatly improve the thermal performance of the building improving tenant satisfaction and reducing running costs. Insulation and mechanical ventilation was installed and sunscreens provided to unprotected openings. The addition of a 750sqm canopy was negotiated through DFES and Council greatly improving the docking processes for the tenant.
The end result saw the successful transformation of an occupied building for modest cost that exceeded both the building owner’s and tenant’s expectations resulting in a successful long term extension of the lease agreement.
